June 2025 Real Estate Market Update – Beaufort & Jasper Counties

The June 2025 real estate market report for the Beaufort-Jasper County region reveals a shifting landscape. Rising mortgage rates and seasonal slowdowns have influenced buyer behavior, while inventory continues to grow—offering more choices for prospective homeowners and investors.

Key Market Highlights

  • New Listings:
    Beaufort County saw 631 new listings, a 9.6% increase over last June. Jasper County followed with 135 new listings, up 14.4%.
    Buyers now have more inventory to choose from than this time last year.
  • Pending Sales:
    Pending sales fell in both counties:
    Beaufort County: Down 9.8% (504 properties under contract)
    Jasper County: Down 11.6% (107 pending properties)
    This suggests more cautious buyer behavior, likely linked to higher interest rates.
  • Closed Sales:
    June closings also declined:
    Beaufort: Down 8.7%
    Jasper: Down 17.2%
    The market remains active, but not as competitive as in previous summers.

Pricing & Affordability

  • Median Sales Price:
    Beaufort County: $455,000 (down 3.2% year-over-year)
    Jasper County: $381,790 (down 6.4%)
    This slight dip provides an opportunity for buyers who were previously priced out.
  • Percent of List Price Received:
    Sellers in Beaufort received 96.5% of asking price on average
    Jasper sellers received 97.4%
    Homes are still selling relatively close to list price, but buyers are gaining some leverage.

    Jasper: Median 45 days

Inventory & Supply

  • Housing Supply Grows:
    Beaufort County: 2.9 months of supply (up 38.1% YoY)
    Jasper County: 3.8 months (up 58.3% YoY)
