What is the current price range for homes in the Lowcountry?
Prices here move less by town than by water. A marsh view, a tidal creek that’s only navigable at high tide, and deep water you can leave from at any tide are three different properties — and the gap between them is wider than the gap between Bluffton and Beaufort. Add a dock, or the permit to build one, and it moves again. Condition matters just as much: a 1950s house that’s been kept up and one that’s been painted look the same in photos and price very differently. Do I need a buyer's agent when purchasing property in Hilton Head, Bluffton, or Beaufort?
In this market there’s a practical answer before the usual one. Many of the communities across all three areas are gated, and a good number of them won’t let you in to tour a house without a local agent — you can’t just drive up. And with our many islands, rivers and creeks, it takes some local knowledge to know what you’re even looking at, let alone how to get there.
Then the usual reason: when you visit a listing without your own agent, the listing agent represents the seller — not you. Russ and Deb handle the details from your first search through closing — contract terms, pricing strategy, inspections, timelines, and the many moving pieces in a transaction. Russ attends most inspections personally and brings forty years of construction experience to help you understand what you’re looking at.

Hilton Head Island is one of the Southeast's top vacation rental markets, attracting millions of visitors annually. Many condo complexes and villa communities in areas like Sea Pines, Palmetto Dunes, Shipyard, and Forest Beach allow short-term rentals and have established rental management programs.
