Palmetto Bluff
A 20,000-acre private riverfront community in Bluffton, South Carolina — between Hilton Head Island and Savannah.
Palmetto Bluff sits on 20,000 acres along the May, Cooper, and New rivers, with 32 miles of river frontage. It’s gated, low-density, and built around two village centers — Wilson and Moreland — rather than one clubhouse. Property owners can join the private Palmetto Bluff Club, which covers golf, tennis, the equestrian center, and the dining rooms. Both finished homes and homesites are available, and the neighborhoods differ enough from one another that where you buy inside the Bluff matters as much as the decision to buy here.
Some of my favorite work here has been on the homesite side. A client buys the lot, and then they build — which means we’re not finished when the sale closes.
I go back once construction is underway. Standing on a piece of land with someone before there’s anything on it, and then walking through their finished house later, is a different experience than handing over the keys to something that was already built. It’s the part of this job I like best.

The Villages and Neighborhoods
Palmetto Bluff isn’t organized around a single center. It’s built as a set of villages and neighborhoods, each with its own character and architecture — which is why buyers who like one part of the Bluff sometimes don’t like another.
Wilson Village
The original village, on the May River. Brick sidewalks under mature oaks, classic Lowcountry architecture, and the Village Green. Shops and restaurants — including Buffalos — are walkable from the homes.
Moreland Village
Woodsier and more contemporary. The architecture leans modern — exposed rafter tails, lower rooflines, more glass, steel windows and doors, deep porches. Built on land originally kept for dove fields.
River Road
Known as the Garden District. Planned around green space, with a community garden and Cove Park, and sited next to the 120-acre River Road Preserve. Architecture takes cues from Charleston and Savannah.
Moreland Forest
Forested homesites off Moreland Village, connected by trails. Includes The Grove, a smaller built-for-sale enclave for buyers who’d rather not start a custom build from scratch.
Headwaters
More than 600 acres of marshfront and maritime forest with access to Lake Haynes. Larger homesites and more separation between homes.
May River Forest
Homesites along the May River near the golf course, under mature live oaks. Strong water orientation.
The Club and Amenities
Amenities at Palmetto Bluff are distributed across the property rather than concentrated at one clubhouse. Access runs through the private Palmetto Bluff Club, which is separate from the Montage Palmetto Bluff resort that also operates on the property.
- May River Golf Course — a Jack Nicklaus Signature design that opened in 2005; 18 holes, 7,171 yards, running through the May River Forest neighborhood.
- Crossroads — a reversible nine-hole course from King-Collins on 54 acres, opened January 2024.
- Wilson Lawn & Racquet Club — Har-Tru tennis courts, pickleball, bocce, and croquet lawns.
- Longfield Stables — a 173-acre equestrian facility with barns, a covered arena, and riding trails.
- Palmetto Bluff Shooting Club — a 120-acre facility with sporting clays, 3D archery, trap and skeet, and a rifle range.
- Wilson Landing — dry storage, boat rentals, and captain services on the water.
- Dining — spread through the villages rather than a single dining room. Buffalos, River House, and others in Wilson; Canoe Club, Cole’s, and others in Moreland.
- Palmetto Bluff Conservancy — a 501(c)(3) that manages conservation and education programs across the property.
Palmetto Bluff was developed by South Street Partners, and the land was planned around conservation rather than clear-cut development — which is why the density is low and the tree canopy is largely intact.
What Ownership Costs
Property owners pay annual POA dues. Club membership is separate and optional, and is what covers golf, tennis, the stables, and the dining rooms.

Do I have to join the club?
No. Club membership at Palmetto Bluff is separate from property ownership. Owning here doesn’t automatically give you golf, the stables, tennis, or the club dining rooms — those run through the Palmetto Bluff Club, which you join separately. It’s one of the first things to sort out, because it changes your annual cost meaningfully.
Can I buy a homesite and build, or should I buy an existing home?
Both are options at Palmetto Bluff, and there’s an active resale market as well as homesites. Building means working through the Architectural Review Board, design standards, and a construction timeline — a longer path, but you get exactly what you want. Buying existing is faster. There’s also a middle route: enclaves like The Grove in Moreland Forest offer built-for-sale homes for buyers who don’t want to start a custom build from scratch. Which makes sense depends on your timeline and how specific your wish list is.
What’s the difference between Wilson Village and Moreland Village?
Wilson is the original village on the May River — brick sidewalks, mature oaks, traditional Lowcountry architecture, and the most walkable part of the community. Moreland sits on old dove fields and feels woodsier and more informal, with contemporary architecture: lower rooflines, more glass, steel windows and doors. They look and feel different enough that it’s worth seeing both before you decide.
Is the Montage the same thing as the club?
No. Montage Palmetto Bluff is a resort that operates on the property with its own hotel and guest amenities. The Palmetto Bluff Club is the private members’ club for property owners. They’re separate entities with separate access rules, and it’s a common point of confusion for buyers.
How far is Palmetto Bluff from Hilton Head and Savannah?
Palmetto Bluff is in Bluffton, positioned between Hilton Head Island and Savannah, Georgia. It’s an easy drive to either — which is part of the appeal for buyers who want the beach and an airport nearby without living on the island.
Can I keep a boat at Palmetto Bluff?
