Finding the perfect real estate property can be a challenge. My perception of the "perfect" property is one that has 80% of the the features you want or need and 20% that you can either change to make it your own or live with. In other words...there really is no 100% perfect property.
A lot of properties that are put on the market show very well and highlight their best attributes. However many real estate listings do not show well and a little (or sometimes a lot) imagination is needed.
I always try to identify a property's one to three best attributes and enhance those as much as possible when putting a property on the market. It may be a view, the curb appeal, trees, or a certain architectural element. This also holds true when helping clients find a property. Many times a property's key features or benefit's are hidden or diminished. That is where I often find "hiddden value" that is not priced into the property.
