Below are a few of our past projects. Some of our clients were able to sell their property much faster after we made some some changes.
Move a fireplace and a wall to open the view and natural light
A wall with a fireplace separated the formal dining room from the living room as well as blocked light and water views. We relocated the fireplace, installed a beam to carry the 2nd floor load, and added new columns complete with arches.

This project was an investment purchase and resell. It was rental in need of a face lift in a great neighborhood. We were able to sell this property at a profit the day we put it back on the market.

The owner had this property on the market for a year with a lot of showings but no offers. We came in and cleaned up the landscaping, did some minor repairs, painting the front porch, de-cluttered and staged the furnishings ($2700 costs). We sold the property in less than 30 days for more than $9000 the owner had been asking.

Focus On A Property's Key Features First
This is a great example is how important it is to first focus on a property's key features first and do what you can to make them stand out or to improve them. We had money in the budget to correct what we thought might be negatives to our buyers. We focused first on this property's key features which was the high bluff, expansive deep water views, the curb appeal and the grounds. When we finished that part of our work it was obvious that a buyer's attention would now be on the key features and the property's setting. This helped diminish other items that may have been perceived as negatives. We were able to sell this property as soon as we put it on the market without doing any additional work.

This high bluff tidal creek home in The Islands Of Beaufort was almost new and well built by a reputable builder. With mistakes made to the floor plan, exterior architectural mistakes and the landscaping unfinished it would not sell. After being on the market for over a year the seller dropped the price. This high bluff tidal creek home in The Islands Of Beaufort was almost new and well built by a reputable builder. With mistakes made to the floor plan, exterior architectural mistakes and the landscaping unfinished it would not sell. After being on the market for over a year the seller dropped the price. The property was quickly purchased. We remodeled the home and now it is one of the finest in the neighborhood.
This is a waterfront cottage with dock on deepwater. The owner let the landscaping get overgrown and the wonderful views get diminished. We cleaned up the landscaping and opened up the view. Now the architectural curb appeal features of the cottage stand out.

This property was overgrown, low lying and hardly accessible. We cleared, filled and landscaped. It is a 12 acre beautiful property on a private peninsula on the deep waters of the Morgan River. Well worth the effort to make it a beautiful waterfront estate.

This home is located on Harbor Island on the marsh overlooking the Johnson Creek Inlet and the Atlantic Ocean. We added dormers and 2 bedrooms and 2 bathrooms on the second floor along with interior and exterior painting.

The water view and the beautiful live oak trees were some of the best attributes of this home's setting. We trimmed all the trees around the home and opened up the view. There were other cosmetic upgrades completed to get it ready for the market which included interior and exterior cleaning and painting. Now the home shows extremely well.

This project has two stories. The first pic is by far the extreme example when it comes to clutter when your trying to sell a property (always de-clutter!). The second point is, I was able to see past all that clutter and buy this home myself. Give me vaulted ceilings and a lot of large windows to work with and I can make any home look great. The last picture is the same room you see in the first picture!!!

This is a good example of focusing on the most important attributes of a property. After my investor purchased this property we set a sizable budget to make some changes to the interior of this home. After improving the view and landscaping which had been neglected, the river and bluff views took over and were so impressive the "negatives" we were going to correct were no longer as prominent. I was able to sell the property as soon as I put it on the market.

This owner of this "For Sale By Owner" had done some cosmetic upgrades but did not go quite far enough. After a couple of months of no interest in the property they called me. I painted the ugly brick fireplace (which was a focal point in the living room), painted the front door and shutters, pressure washed the driveway, cleaned up the landscaping and sold it within 30 days.

This is another "For Sale By Owner" which was on the market for almost a year without being sold. It had a lot of showings but an offer was never made. The owner called me and I pressure washed, replaced some bad siding, a little exterior painting on the porch, replaced bad glass in the sliding glass door, decluttered, staged the interior and cleaned up the landscaping. I sold it within 30 days for $9,000.00 more than the owner was asking before!
